Hidden Sites: Off-Market Grid-Connected Brownfield Positions in France
The 63 government-listed locations and the sites marketed through CBRE, JLL, and BNP Paribas RE represent the visible layer of France's brownfield data center opportunity. GridReadiness tracks a second layer: sites with confirmed or highly probable HV grid connections that are not publicly marketed, not listed in government programmes, and whose grid asset value has not been priced into current real estate valuation.
These are sites where the owner does not know what they have. Where the grid connection is dormant but recoverable. Where local political dynamics create a limited window for acquisition before a public programme captures the asset. This is where the real timeline compression is β and where discretion has commercial value.
Site names, exact locations, and ownership details are not disclosed on this page. Full site intelligence β including coordinates, grid asset confirmation status, ownership contact, and access strategy β is shared exclusively with qualified developers and infrastructure funds under NDA after an initial call with GridReadiness.
WHAT MAKES A SITE "HIDDEN"
A hidden site, in GridReadiness terminology, meets at least two of these criteria: the HV grid connection is not listed in any public database or government programme; the site is owned by an entity that has not marketed it for data center use; the grid asset value (substation, transformer, connection agreement) has not been reflected in the asking price or valuation; and local conditions (political, regulatory, or ownership) create a finite window before the opportunity is absorbed by a public programme or competing developer.
Hidden sites are not secret. They are sites where the right analytical framework β grid infrastructure mapping, RTE substation data, decommissioned industrial asset tracking β surfaces an opportunity that general real estate due diligence would miss. This is the core of GridReadiness's proprietary site intelligence capability, developed with Xavier Watrelos (30+ years RTE/Enedis HTB connection and industrial asset experience).
SITE RHΓNE-1
Former power generation asset Β· Occitanie Β· RhΓ΄ne corridor
GridReadiness Site Score
A former large-scale power generation facility requires a direct 400 kV or 225 kV connection to the national transmission grid β this is a technical and regulatory certainty for any asset of this installed capacity. The substation infrastructure was engineered for full generation output. After decommissioning, that connection remains physically present on or adjacent to the site.
Combined with direct access to one of France's major rivers (enabling near-zero consumptive cooling at 0.08β0.15 L/kWh WUE) and 35 ha of available land, this site represents a combination of grid, water, and scale advantages that does not exist in the government's published 63-location programme.
Field assessment status: Grid infrastructure condition and transformer availability require on-site technical verification by Xavier Watrelos before any development commitment. GridReadiness will co-ordinate this assessment for qualified partners.
SITE NORD-1
Former heavy industrial Β· Hauts-de-France Β· RTE fast-track zone proximity
Former steel or heavy manufacturing site in the Hauts-de-France industrial corridor with residual HTB substation infrastructure. Proximity to RTE fast-track zone allows hybrid strategy: activate dormant connection for initial phase, request fast-track reinforcement for scale-up. Free-air cooling climate.
SITE EST-1
Former chemical / industrial Β· Grand Est Β· Rhine corridor
Former chemical or heavy industrial site in the Alsace/Lorraine corridor. Lower voltage than RhΓ΄ne-1 but significant land area and cross-border connectivity advantage. Environmental remediation status requires assessment β factored into timeline. Strong for 50β150 MW neocloud-scale deployment.
HOW TO ACCESS FULL SITE INTELLIGENCE
Full site intelligence β exact location, ownership details, grid asset condition report, access strategy, and GridReadiness recommendation β is shared exclusively with qualified developers and infrastructure funds after:
β A 30-minute introductory call with FrΓ©dΓ©ric Arnaud (GridReadiness founder)
β‘ Confirmation of your deployment profile (MW range, timeline, use case)
β’ Execution of a mutual NDA
For RhΓ΄ne-1 specifically: GridReadiness is currently organising a joint field assessment with Xavier Watrelos (HV specialist, 30+ years RTE/Enedis + industrial transformer procurement). One partner slot is available to co-commission this assessment. Contact us to discuss.
